Homeowners will have been made aware of their common ownership responsibilities during the course of their property purchase, and whether a property factor is in place. Alternatively, homeowners might appoint a property factor and delegate authority to them to administer these responsibilities on their behalf.
We believe the provision of a property float fund is the best way to ensure smooth management of ongoing property maintenance and repair. Payment of a float by the homeowner to Your Local Factor will generally be made either during the purchase of the property or via our first invoice.
The responsibility for payment for any works that we instruct on behalf of homeowners is shared amongst all homeowners. Where maintenance or repair works of a larger scale are required, often funding will need to be gathered in from all homeowners in advance. These funds are held by us and not released to the contractors until satisfactory completion of the works.
When a homeowner identifies common repairs that are required, they can advise us via any of our contact methods and our team will then instruct an appropriate contractor to investigate and take forward the necessary works.
